A legacy address in Juhu
For those who have always belonged here
One residence per floor
balcony Area) + 200 sq.ft. Private Lobby.
Where Juhu lives on, gently.
Some places become home slowly, through time and familiarity. Juhu has always carried a quiet grace shaped by the sea, cinema, culture, and an unhurried way of life. Those who belong here understand its rhythms instinctively. Raya grows from that understanding, not as a change but as a natural continuation. You don’t move into Raya. You remain, living a little more thoughtfully.
Raya began at home.
Some developments begin with spreadsheets. Raya Terraces began with familiarity.
Aditya grew up in Juhu, cycling through its lanes, walking its streets with our grandfather, watching bungalows give way to a changing skyline. The neighbourhood shaped his sense of home long before it became a location on a map.
So when the opportunity came to build something here, it wasn’t a business decision but something personal. We’re building something we’d want our own family to live in. We’re pouring care into every inch because it’s our roots, our legacy. It’s an ode to a neighbourhood that’s embedded in our hearts.
For this is not a project built just for Juhu. It is a project built from Juhu.

Design philosophy
Raya’s architecture is shaped by a measured approach and anchoring principles, rather than spectacle. Designed in partnership with the award-winning architects, Talati & Partners, the vision is to create a residence that feels timeless rather than attention-seeking.
Light, volume, and material are allowed to settle naturally, creating spaces that feel instinctively calm.
Nothing announces itself, yet everything finds its place.
Iconic Developments emerged from The Acres Group, carrying forward an award-winning construction legacy that began in 1947. With decades of experience delivering hotels, schools, clubs, industrial facilities, and residential buildings, Iconic approaches development with restraint and a long-term view of how spaces are lived in. Each project reflects continuity rather than expansion, shaped by relevance over time.
