Raya began at home.

Some developments begin with spreadsheets. Raya Terraces began with familiarity.

Aditya grew up in Juhu, cycling through its lanes, walking its streets with our grandfather, watching bungalows give way to a changing skyline. The neighbourhood shaped his sense of home long before it became a location on a map.

So when the opportunity came to build something here, it wasn’t a business decision but something personal. We’re building something we’d want our own family to live in. We’re pouring care into every inch because it’s our roots, our legacy. It’s an ode to a neighbourhood that’s embedded in our hearts.

For this is not a project built just for Juhu. It is a project built from Juhu.

Our Vision

Raya Terraces reflects a clear judgement about how Juhu should evolve. The scale is intentionally controlled, the planning deliberately private, and every decision guided by long familiarity with the neighbourhood. Raya builds forward without unsettling what already belongs.

Who are we?

Iconic Developments is the real-estate arm of the RAP Group (RAPG), an evolution of the erstwhile Apurva Natvar Parikh Group. Founded by Natvarlal Chotalal Parikh in the same year India gained independence,

RAPG began in 1947 as a response to a young nation’s needs and steadily evolved into a multi-sector group shaped by technical expertise and long-term thinking.

For over seven decades, RAPG has helped build infrastructure, communities and institutions, always guided by consistency and integrity. Real estate, for RAPG, is not a departure, but a natural extension of standards upheld across generations.
